Ajay Devgn & Kajol's Juhu Bungalow: BMC Issues Stop-Work Notice Over Proposed Salon & Spa

Bollywood power couple Ajay Devgn and Kajol's opulent Juhu bungalow has recently found itself at the center of a civic controversy. The Brihanmumbai Municipal Corporation (BMC) has issued a stop-work notice regarding a proposed salon and spa venture within the premises, following strong objections from the local housing society. This development has sparked a debate over the commercial use of residential properties in Mumbai's elite neighborhoods.

The Stop-Work Notice & Society's Objections The controversy erupted after the Kapol Co-operative Housing Society raised concerns about the transformation of the 7,802 sq ft bungalow (Plot S-10, N S Road No. 11, JVPD Scheme) into a commercial establishment. Residents reportedly noticed work commencing for the salon and spa, prompting them to approach the BMC. The civic body, upon inspection, stated that the required permissions for commercial activity were not produced, leading to the immediate stop-work order. Local corporator Sudha Singh also indicated that prima facie, no commercial use permission was granted.

Concerns of the Residents The housing society's objections extend beyond just the lack of permits. Residents have voiced significant concerns about the potential impact of a commercial enterprise in their tranquil residential zone. Key worries include:
• Increased Footfall: A salon and spa would undoubtedly attract more visitors, disrupting the quiet neighborhood.
• Parking Requirements: The area, known for its narrow internal roads, already faces parking challenges, which would be exacerbated.
• Security Implications: More external traffic could raise security concerns for residents.
• Noise Pollution: Commercial operations often come with increased noise levels. The bungalow is reportedly leased to Florian Hurel Salons Pvt Ltd for a five-year period, with rent starting at Rs 16 lakh per month, further fueling the society's questions about proper clearances.

Devgn Camp Maintains Approvals Despite the BMC's notice and the society's strong stance, the Devgn camp has firmly asserted that all due processes have been followed. A source close to the family stated, “The requisite permissions and approvals from the concerned authorities in relation to the proposed use of the premises have been duly obtained.” This conflicting information places the onus squarely on the documentation provided by the property owners and the BMC's subsequent assessment.

What Happens Next?

The Devgn family has reportedly requested a four-week window to submit their detailed response to the BMC's notice. The resolution of this dispute will now largely depend on the validity and scope of the approvals presented by the Devgn camp and how the civic body interprets these documents in light of their own regulations concerning commercial ventures in residential zones. This case highlights the complexities involved in property use and urban planning in bustling metropolitan areas.
